Transformative Due Diligence (DDT Arckeo) is a preliminary assessment process combining technical verification with an evaluation of a property's architectural potential before purchase. It is intended for those considering an apartment, villa, country house, historic residence or property requiring transformation, in Italy and, subject to the expertise and investigations required, internationally.

A property may offer location, character, spatial qualities and value, yet present conditions that the buyer cannot fully assess. The decisive questions concern the property's legal and regulatory status, possible restrictions, permitted works, the complexity of the intervention and whether the desired outcome can realistically be achieved.

 

Arckeo addresses these questions before purchase, distinguishing what is documented, what requires further verification and what may be considered a possibility for transformation. The objective is to support a more informed decision, grounded in the property's actual condition rather than its apparent qualities alone.

Why does Arckeo combine technical verification with architectural vision?

A technical assessment examines the existing conditions and potential problems of a property. Transformative Due Diligence introduces an additional architectural question: what possibilities does the property offer, and which conditions must be satisfied for the desired transformation to become feasible?

The architectural direction of Fausto Ferrara

Fausto Ferrara is an Italian architect, artist and author whose research is founded on the Opera Abitabile — the Inhabitable Work: an architecture in which human experience, place, space, light and matter form a unified whole. His Work and thought have been examined through independent critical interpretations by Kenneth Frampton, Francesco Dal Co, Franco Purini, Enrico Crispolti and other internationally recognised commentators.

 

Ferrara's architectural research introduces into the transformative assessment a criterion that goes beyond available floor area or the possibility of changing a property's layout. It concerns spatial relationships, the character of the place, the quality of light and the meaning that a transformation may acquire for those who will inhabit it.

Arckeo: Technical and Executive Workshop

Arckeo is the Executive Workshop founded and directed by Ferrara. It brings together design and technical expertise to examine the property's existing conditions and, when included in the commission, develop a preliminary understanding of its architectural possibilities.

 

Technical verification and the identification of transformative potential remain distinct but coordinated activities. The first establishes known conditions and the investigations required; the second evaluates the possibilities of the place without presenting them as an already defined or authorised architectural project.

What does Arckeo Transformative Due Diligence include?

DDT is structured around two fundamental assessments: technical and architectural. A third component, preliminary visualisation assisted by artificial intelligence, may be included when useful and appropriate. The actual scope of each assessment depends on the agreed commission.

01. Technical Due Diligence

Depending on the available documentation and agreed services, the technical assessment examines planning and building compliance, cadastral consistency, authorised uses, existing permits, applicable restrictions and issues that may affect the purchase or subsequent transformation of the property.

02. Transformative assessment

The architectural assessment considers the property through its location, landscape, orientation, natural light, structure, proportions, spatial sequences, thresholds and relationships between interior and exterior. These characteristics are examined against the buyer's objectives and the known technical conditions to identify the possibilities and limitations of transformation.

03. AI-assisted preliminary vision

When included in the commission, Arckeo may develop preliminary visualisations using artificial intelligence tools, subject to architectural evaluation and the criteria of the E9 Grid. Such tools can help represent possible transformations, but they do not replace surveys, specialist investigations, architectural design or statutory approvals.

 

Visualisation is not a guarantee of feasibility. It remains a tool subordinate to knowledge of the property and architectural judgement.

What property conditions should be verified before purchase?

Before developing any transformation proposal, the property's actual condition must be understood. A building may present discrepancies in documentation, regulatory limitations, heritage or landscape restrictions, structural and building services issues, or insufficient information to support a reliable assessment.

Verified information, critical issues and further investigations

Transformative Due Diligence distinguishes confirmed information from matters that have not yet been established. Document review, site inspections where appropriate, and the involvement of specialist expertise help identify detectable problems and the further investigations required.

 

The verification is limited by the services commissioned and the documentation actually accessible. Where a condition cannot be established during the preliminary phase, it must be identified as requiring further investigation rather than presented as resolved.

 

Before imagining what a property might become, it is essential to distinguish what is known from what is assumed.

How can we understand what a property might become?

Once the technical conditions have been examined, the property can also be considered as a potential place to inhabit. The transformative assessment compares its existing characteristics with the future owner's requirements: spatial organisation, relationship with the landscape, quality of light, and possibilities for opening, subtraction, recomposition and redistribution of space.

From existing conditions to architectural possibilities

A historic building may require the preservation of elements that define its identity. An apartment may offer possibilities for transformation through a different sequence of rooms. A property set within a landscape may contain relationships between interior and exterior that have not yet been explored. Every hypothesis arises from the specific conditions of the property, rather than from a predetermined transformation model.

Preliminary scenarios and the limits of representation

When the level of assessment allows, DDT may include preliminary scenarios to make certain possibilities easier to understand. Representations, including those assisted by artificial intelligence, must be clearly identified as hypotheses rather than approved projects, completed buildings or guaranteed outcomes.

 

The transformative assessment does not arbitrarily anticipate the architectural project. It identifies a possible direction and the conditions that must be investigated further to evaluate its feasibility.

How does Arckeo Transformative Due Diligence work?

DDT is organised into five stages. The extent of verification, the documents produced and the expertise involved are defined according to the property and the agreed commission.

01. Property assessment framework

Identification of the property, collection of available information, understanding of the buyer's objectives and definition of the scope of the assessment.

02. Technical analysis

Examination of documentation and completion of the technical, planning, building, cadastral, authorisation and regulatory checks included in the commission, identifying any gaps in the available records.

03. Transformative assessment

Preliminary evaluation of the property's ability to accommodate the desired programme, through analysis of its spatial characteristics, natural light, structure, setting and known conditions.

04. Preliminary scenario, when included

Selective development of hypotheses or visualisations that may help communicate the potential identified. Their content and degree of reliability are made explicit in relation to the investigations completed.

05. Final report

Presentation of the analyses carried out, issues identified, possibilities recognised and any further investigations required. The report distinguishes established information from hypotheses and provides a reference for the buyer's subsequent decisions.

What does the client receive, and what happens after DDT?

The outcome of Transformative Due Diligence is a structured presentation of the investigations and assessments included in the commission. The report helps clarify which aspects of the property are known, which issues have emerged, which architectural possibilities may be considered and which matters require further investigation.

A more informed purchase decision

DDT does not make the decision on behalf of the buyer, nor does it automatically certify the feasibility of every proposed intervention. It provides technical and architectural information to help evaluate the property, the risks identified and the preliminary compatibility between the building's conditions and the client's objectives.

From Due Diligence to architectural transformation

When the assessment identifies potential of interest to the client, a separate architectural design and transformation commission may begin. What information is needed for an initial assessment?
