VILLA S023

An enchanting place, rich in history and tradition, inspired us to design a new villa on Lake Garda, north of Sirmione. A peninsula that still features the remains of Catullus's Villa and offers the opportunity to meditate while observing sunrises and sunsets.
Villa S023 was built on a former hospitality business. A small family-run hotel was transformed into a villa.
The villa sits on an embankment that raises it 3.60 meters above the road level of the limited-traffic road. At this altitude, we decided to create a terrace complete with an infinity pool, offering a 180° view of the lake. The villa rests on a concrete slab that serves as a base and raises it from the ground like a pronaos. From here, slender columns rise to support the roof. The columns, with a broad rhythm, emulate the columns of Villa Cortine.
The villa's floor plan is inspired by the Villa of Catullus: long and narrow, it unfolds on a single level. Two projecting volumes emerge from the slab and the pronaos and house the area reserved for the master suite and the family study/living room.
The fully glazed area houses the living room and dining room. The elongated floor plan allows for two distinct volumes: the narrower one for the services, with the kitchen and servants' quarters; while the larger one, facing the washhouse to the east, houses the bedrooms, all with en-suite bathrooms.
On the ground floor, beneath the volume, there is a garage for eight luxury cars; a cellar, a spa with an indoor pool, and an entrance hall. The villa is served by an elevator system and a panoramic staircase that connects the floors up to the green roof, which can be used as a large hanging garden to enjoy the 360° panorama of Lake Garda.
