VILLA ANNAMARIA

Villa Annamaria is a residential building currently under construction, the result of a renovation project involving the existing building stock, which involves demolishing the existing structure to create a nearly zero-energy building (nZEB).
The existing building, located within the landslide constraints and overlooking a natural ravine, prompted the client to demolish it to protect it from landslide risk and rebuild a new villa that would meet not only the green economy rules but, above all, the principles of bioarchitecture.
In addition to this choice, dictated by current regulations, the client therefore decided to create an energy-efficient villa, better suited to the use of interior spaces, inspired by the characteristics of modernist architecture, and seismically safe.
The site where the existing building stands is an urban development area; the site's unique feature is its natural beauty, thanks to its southern elevation overlooking a ravine, typical of northern Lazio. The existing building, constructed in the late 1970s, however, sacrificed both the southern view and the garden, being located too close to the saltwater area. After carefully studying the site, the project decided to move the villa northward, freeing it from the existing constraints and thus allowing for more open space to the south.
A suspended telescope opens onto the marvelous panorama that stretches before it. The villa takes the form of a golden rectangle, with a portion of the upper section overlooking the south for 19 meters, housing the sleeping area. Wooden shutters open like an accordion, allowing the user to fully enjoy the beauty that nature offers.
The lower level, created by the suspended parallelepiped, houses the living area, which opens to the south onto a terrace housing a swimming pool.
A wall of tuff, a typical local material, separates the entrance, creating a courtyard facing the sky, where the elements of water and fire intermingle with shadow and light.
The living area was designed to be completely open in the warmer seasons, thanks to the windows that disappear behind the walls.
